Q: What cleaner should I use for this floor?

You can use pretty much any mild floor cleaner. I would recommend applying it with a microfiber mop and not just dumping it directly on the floor. The Turbo Mop has worked well for me.

Q: Do 20 come in the pack? I have a small 4x4 area to cover, so wondering if this is just for ONE tiny 12 inch square, or is this an entire pack?

Yes. There are 20 12 inch squares per pack.

Q: do the tiles create a waterproof floor?

I would say no. The adhesive they use is great, but doesn't make it waterproof.
