If you want to know the basics of a triple net lease then this book is it. Absent of Peter Harris vids on YouTube regarding it, most articles and informational videos regarding this leg of commercial gives you bits and pieces. This book gives you the whole deal. Even more so than the video series I mentioned, but together they make a great partnership in answering the novice's question.

Nice overview of the benefits of investing in Single Tenant Net Leased (STNL) real estate. Kathy also does a real good job of explaining the 1031 exchange process (and particularly the time line) in lay terms. She makes a good case as to why having a “buyer’s broker” is the way to go. If you’re just getting started and looking for passive income alternatives, this is a good first step. Lewis M.

The information is very basic. Very well suited for novices as a first read. If the reader is familiar with the basics there is not much of additional value. The book could stand a copy editor to read through it as it is filled with grammatical mistakes.

Great book with exactly the expert knowledge I needed. This book has the substance and action plan to implement at tax minimizing strategy!

I found the information in the book to be helpful and to the point. The author was not promoting herself, which is often the case in this subject matter. I am not an expert investor, but this book was clear and concise.

The authors advice is explained in a user friendly language - just what I was looking for to help me in my investing. Most books are complicated but this one is just the book I will you to refer to often. Definitely a great find!!

Great book highlighting the big picture in exchanges. If you have knowledge in the area it will be a bit light for you. I would've liked a bit more on outlining depreciation advantages as that is referenced a couple times through out the book but never taken further.
